This three story office block next to the University of York needed a full stripout, with internal demolition of partition walls with soft strip of all suspended ceilings, radiators, floor tiles back to shell. It was a pleasure to work with Park Laine on this project with a efficient completion and smooth handover.

Commercial Property
Full internal strip out back to shell, certified air conditioning gas purging and removal. All internal walls, floor coverings, suspended ceiling plus all redundant M&E within the ceiling void to be removed and disposed of. Staircase demolition and plant room strip out.
No element of the existing was in retention.
On this site we evacuated over 100 Tonnes of waste from the building, all recycled where possible and 100% diverted from land fill.

Commercial Property
The previous headquarters for the Yorkshire building society which was already under redevelopment works required all of its 600+ windows removed by means of external mass climbers on each elevation.The aluminium framed windows weighed circa 60kg each depending on their various shapes and sizes, the external trim was to be retained for the new windows to be retro fit onto the existing trim.
The 1st phase of these works were completed with 100% of all glass and aluminium recycled. With phase 2 of these works looking likely to start before summer 2022.

Two stories (ground and first floors) of this partially occupied / tenanted building were stripped out back to the retained communal areas. The former Southend on sea court rooms were to be completely ripped out with a few aspects to be kept in retention being - air conditioning internal cassettes and external pumps, fire alarm/smoke detection circuit and the raised floor for below fed services.
This site had strategic planning to help both existing tenants and our operatives work together whilst being compliant with COVID guidelines, and maintain the site / public safety. 35 tonnes of waste was evacuated and recycled from this site.
Queensgate Business Centre
Office to Residential Conversion.
Queensgate, a 7 storey office to residential conversion of which we act as principal contractor for the initial demolition phases of work. Including full internal strip out back to shell, removal of 2 No lift carts from level 7 down to -2 below ground, basement and roof plant room strip out. We have a 7 storey scaffolded rubbish chute erected to the rear of the building in our site parking & skip enclosure. Due to the scale of the scaffold we had a design made which had to be submitted to the HSE to notify a chute of this size. All isolations and temporary power are being carried out by our gas, electrical and plumbing engineers with isolation certificates provided for all Decommissioning, on site offices, toilets and canteen are provided for the welfare of all operatives and visitors and in line with CDM. Our health and safety representative comes out to site routine audit reports. All labour, management, tools, plant and skips are being provided by Abruss Group Ltd. Due to the building being partially occupied on the lower floors (1st to 4th) works have been split into phases, phase 1 being 7th, 6th and 5th floors, with phase 2 likely to kick off middle to end of September 2022 once the remainder of the tenants have been relocated. All site public and site segregation is in place to ensure the safety of the tenants on the lower floors.
Nakira Night Club Birmingham B1 1LX.
Commercial to residential conversion.
The former Nakira Nightclub, Birmingham. A three
week programme met for the entire internal and
external soft strip, including internal demolition of 2No
reinforced concrete mezzanine’s and 2No. Steel framed
Mezzanine’s. With a broad scope to get the once
nightclub back to the shell we managed to deliver a
seamless and snagless handover.
Headrow Court Leeds, LS1 2QS
Office to Residential Conversion.
The former offices and historically Nat West Bank in Leeds city centre underwent a complete soft strip back to shell for the first step in its conversion to apartments.
The 6-story building needed partition and concrete walls taking down alongside a complete strip back to shell including plant room. Certain aspects of this job were asked to be left in situ which were strategically worked around by our team.
With the job being city centre, logistics were sometimes challenging but with careful planning and working alongside local residents we were able to complete the job without any issues.
Coach House, Leeds
Office to Residential Conversion.
Located in one of Leeds most affluent areas, coach house underwent a full strip out back to shell in order to help with the conversion of this former office building into a brand new home for it’s owner. The project was completed ahead of schedule and with minimal disruption caused to the surrounding offices and residents.
